BOOKING A PROPERTY
By booking a property through our website and through Sun Homes Overseas Ltd for properties in Egypt, you agree to be bound by the terms set out in these terms and conditions.
Sun Homes Overseas Ltd and www.rentinhurghada.com (hereby referred to as SHO) arranges bookings of properties and services as an agent of the property owner and / or service provider concerned. When you book a property with SHO you enter directly into a contract with the owner of the property and / or service provider(s) concerned. We are responsible for the administration of your booking, but, except where otherwise stated, does so solely on behalf of, and as an agent of, the property owner / service provider.
In order to book an apartment to rent you must firstly make an enquiry on the website. We will then confirm availability of the property and the price. The party leader must be at least 21 years of age.
In order to confirm the booking of an apartment you must pay a booking fee which will also act as your bond. If you do not pay a holding deposit your booking cannot be guaranteed and you will not be given access to any apartments. Your booking may require an initial deposit to confirm the booking as well as a security deposit or bond to cover against breakages.
On arrival our representative will carry out an inventory check of the apartment. On your departure the inventory will be-re-checked and your security deposit will be refunded. Refunds of deposits are free of charge, however there may be bank charges incurred when sending refunds to foreign bank accounts. If there are any damaged or missing items within the property, you will lose your bond. You agree that if the damage has cost more than the bond paid, you will pay the outstanding repair/replacement costs within 7 days of receiving an invoice from SHO.
Once your booking is confirmed you will be given the option to pay the balance of your rental rates either before arrival by bank transfer, or in person to your local representative. If you fail to pay you will not be given access to the property and your booking will be cancelled. For certain properties you may be asked to make an additional security deposit on your arrival.
All apartments are subject to availability. If for any reason we have been unable to allocate you the apartment you have booked, we will endeavour to find you a replacement apartment of a similar specification. If you are not happy with the replacement then you will be entitled to a full refund.
Except where otherwise stated in these conditions the owner and SHO shall not be liable, jointly or individually, for any changes, cancellation, effect on your holiday, loss or damage suffered by you or for any failure by the owner and or SHO to perform any of their respective obligations to you which is due to any event(s) or circumstances beyond the reasonable control of either the owner or SHO ( referred to as ‘Force Majeure’ in these conditions ) By way of example, force majeure includes fire, flood, exceptional weather conditions, terrorist attack, epidemics, destruction or damage of the property by any cause other than negligence by the owner or SHO , and all similar situations. In appropriate cases for example when your booking has to be cancelled before departure due to ‘force majeure’ SHO , on behalf of the owner, will however refund all monies paid by you to SHO for your booking. No compensation, expenses, costs or other sums of any description will be payable by either the owner or SHO.
Changing your booking
If you would like to change your booking after you have confirmed a previous booking, then you must inform us as soon as possible. We will endeavour to change your booking depending on availability. There may be a cancellation charge (see below) and there will be an administration charge of £25/250 EGP/€30/$45.
Utility Charges
For long term rentals you will be responsible for payment of your utilities in person to the management team on site. Certain complexes carry a fixed fee charge for utilities. You should confirm the charges before entering into any agreement.
Short term rentals normally include utility charges, however certain properties do not. You will be informed in advance if there are any extra utility bills on top of your rental.
Checking In and out
Standard checking in times are Monday to Friday 10:00am to 18:00pm. If you are arriving out of work hours then there may be a late check in charge.
Check out times are by 11:00am on the day of exit. By special arrangement we can arrange extended or late checkouts and there may be an extra charge for this.
Cancellation Charges
- Up to 1 month prior to your arrival date: No cancellation charge
- Within 1 month of your arrival date: 100% of the booking fee
Deposit/Security refunds
- Deposits paid in cash will be refunded on full on exit provided the property /inventory has no issues
- Deposits paid by Paypal or bank transfer may have bank charged deducted before return.
Marriage Papers for residency with Egyptians
Foreign tenants may be required to show proof of marriage (either by orfi stamped papers or official marriage certificate) papers when having Egyptian partners stay in the property with them.
